“What is hazard insurance” is a common question, but “hazard insurance” is a misnomer.

Hazard insurance is not a type of insurance coverage; it’s a common term used to describe the “hazards” (perils) your homeowners insurance policy covers.

Your homeowners insurance is a package of policies—like dwelling, other structures, personal property coverages and more—that combine to protect your whole home. It can be confusing when people commonly refer to “hazard insurance” as if it’s a separate coverage, but it’s not.

What hazards does home insurance cover?

In the insurance industry, the proper term for “hazards”—things that can happen to your home—is “perils”. Perils covered in a standard homeowners policy include:

What hazards are not covered by home insurance?

Liability coverage is not considered a hazard. Injuries that occur to someone else on your property, for example, are covered under personal liability coverage. They're not considered hazards. If your dog bites a delivery person, personal liability could help with their legal and medical costs.

Standard homeowners policies also exclude certain natural disasters. If you live in an area prone to floods or earthquakes, you’ll likely need separate policies or endorsements beyond the standard perils. In addition, items like jewelry, watercraft, ATVs, and coin collections may have sub‑limits and could require scheduled coverage or increased limits to meet your needs.

How much home insurance do I need?

Your needs depend on the value of your home and belongings:

  • An experienced insurance agent can help you set your dwelling coverage limit to the replacement cost to rebuild your home based on its age, size, materials, and local construction costs.
  • Personal property limits are often set at 50–75% of the dwelling limit by default (adjust based on an inventory of your belongings and consider replacement cost coverage).
  • The limit for other structures is usually about 10% of the dwelling limit (increase if you have significant detached structures).

When evaluating your homeowners policy, make sure you have enough protection to rebuild or repair your home and to replace personal items, and confirm that the covered perils (hazards) match the risks you face.

How else can I protect my home?

There are several types of coverage to consider when shopping for home insurance:

  • Dwelling coverage: Protects things like floors, the roof, cabinets, built‑in appliances, and fireplaces.
  • Other structures coverage: Protects things like detached garages and fences.
  • Personal property coverage: Protects things like furniture, clothes, appliances, and electronics (consider scheduling high‑value items).
  • Additional living expenses coverage: Sometimes called “loss of use coverage”, it pays for temporary living expenses if a covered loss makes your home uninhabitable.
  • Liability coverage: Protects you if someone is injured, or their property is damaged, and you’re legally responsible.
  • Medical payments coverage: Helps cover smaller medical bills for guests, regardless of fault.

In addition to home insurance, you may want an umbrella insurance policy to provide an extra layer of liability protection in case of a major accident or high‑value lawsuit.

Final thoughts

Dwelling insurance and hazard insurance can be confusing because they’re used interchangeably, but the key point to remember is this: “hazard insurance” isn’t actually a type of insurance—it’s simply the term used to describe what’s covered under dwelling insurance.
